oManagement & implementation of service delivery strategies, policies, processes & standards. They may manage a team of CRES Staff / Contractors / Vendors as measured by Voice of Customer
oTo ensure that the bank’s assets are maintained with the set guidelines of quality, cost, and time and enhanced in utility and value.
oTo ensure that the lease management and other facets of the estates are executed with discipline and implemented in every facet of Real Estate Operations
oTo implement country specific security management plan to ensure compliance with Group and Local Security guidelines
oTo implement country specific Health, Safety and Environment Management System to ensure Compliance to Group and Local HSE guidelines
oTo implement country specific Business Continuity Management to support local businesses and to adhere to Group and Local guidelines.

Key Roles & Responsibilities

oManage all Real Estate Asset Portfolio in line with Group standards & procedures
oDeliver CRES budget by supplying Real Estate services in a cost efficient and effective way,
oIntroduce industry best practice to the Real Estate function
oAdhere to Space Program, MAC and LMC guidelines
oManage The Group Property Insurance reporting in line with Group Insurance specifications.
oCarry out feasibility studies and proactively do forward planning to cater future real estate needs of the businesses.
oResponsible for implementation of and adherence to Group Policies and Procedures within unit
oDevelop and implement BAU, acquisitions and disposals plans aligned to Business needs.
oDevelop and implement annual capital expenditure plans
oEvaluate country sourcing options & Develop sourcing strategies
oDevelop Supplier / Vendor / Contractor Service Level Agreements
oProcesses transactions according to approved standards
oPriorities and schedules own work accordingly to meet workload peaks and troughs
oEscalates potential “bottle-necks and loose rivets
oProcure country supply arrangements within Procurement Management Framework guidelines
oMonitor established Key Performance Indicators and Service Level Agreements for all relevant areas of service delivery
oMeasure performance of supplier base and drive best value for Bank’s benefit
oReview Business requests against agreed service levels and existing policies
oPrepare annual CRES budgets including operational and capital projects budgets
oManage the Global Environmental and Health & Safety Programmes in the unit, ensuring established objectives are achieved as per Group H&S guidelines/directives
oProtect People & Property and provide secured workspace to staff and customer adhering to Group and Local Security guidelines.
oManage Business Continuity Management to support local businesses and to adhere to Group and Local guidelines / directives
oEnsure operational risks (Property, HSE, Security and BCM) are highlighted, develop a robust mitigation plan or escalated where they can not be resolved in country
oWork with the finance community to introduce IPD standards for the capture and reporting of total property occupancy costs.
oEnsure all property lease and insurance data is captured and accurately reported using the Bank’s property database
oResponsible for overall integrity of Global Property Management System data for country portfolio
oManager non core activities with approval of country ManCo or Line Manager

Qualifications & Skills

•A Real Estate Management professional with at least five to eight years experience depending upon the size of the country’s real estate portfolio
•A bachelor’s degree in Real Estate, Facilities Management, Engineering, or other business related discipline preferred
•An intimate knowledge of the facilities/real estate market as well as a keen understanding of customer service principles
•Demonstrated resourcefulness in seeking out market opportunities and leveraging supplier base to maximum advantage
•Very strong analytical mindset
•Diplomatic but assertive
•Strong Communication and Negotiation skills
•Multi-tasking and sensitive to cross-cultural exposures
•Independent but strong team player with ability to encourage and support individuals to achieve their full potential
•Strong interpersonal skills in an international context
